ACS Surveyors undertake building surveys for clients throughout Lancashire including Blackburn, Bolton, Preston, Burnley and Rossendale. There are three types of building survey, designed to explain any serious problems and specific risks with a property.

Residential Properties

Our Chartered Surveyors carry out detailed inspections tailored to each property’s construction, age, and use. Every report we produce is thorough and transparent, explaining defects in plain language and supported by photographic evidence where appropriate. We assess structural integrity, materials, and visible defects, as well as any potential risks that may require further investigation.

RICS Condition Report

The RICS Condition Report describes the condition of the property, with a summary of any risks and potential legal issues. It uses simple ‘traffic light’ ratings to clearly highlight the condition of elements of the property.

Choose an RICS Condition Report if you are buying a conventional property that is in reasonable condition. This report is also useful if you are selling a property, or as an owner you want to get an overview of the condition of your property for general use, such as for renovation plans.

RICS HomeBuyer Report

The RICS HomeBuyer Report was established in 1981 and is still the most popular report for property buyers. An RICS HomeBuyer Report is more detailed than the Condition Report and includes all the coverage of a Condition Report, plus a separate market valuation and advice on any defects that may affect the value of the property and recommendations for repairs and ongoing maintenance.

Choose an RICS HomeBuyer Report if you are buying a conventional house, flat or bungalow in reasonable condition, and would like more advice about the condition of the property, including repairs and ongoing maintenance. This report can also cover any specific concerns for which you would like the surveyor’s opinion.

RICS Building Survey

The RICS Building Survey is a comprehensive report providing information about the fabric and condition of the property, as well as defects, repair and maintenance advice. The surveyor may be able to provide an estimate of repair costs and a valuation as separate services.

Choose an RICS Building Survey if you are dealing with a larger, older, run-down or unusual property, or if you are planning major works.
