Home Buyers Surveys

ACS Surveyors undertake building surveys for clients throughout Lancashire including Blackburn, Bolton, Preston, Burnley, Rossendale, Carnforth, Morecambe and Lancaster. This type of survey is designed to explain any serious problems and specific risks with a property.

Only members of the RICS can deliver the RICS Home Surveys, offering authoritative, reliable and cost-effective service.

Level 1 survey 

Intended for properties of conventional construction, that are relatively modern and appear to be in good condition. This provides a basic overview of the property and does not include a valuation.

Level 2 survey

A more extensive survey for a property of conventional construction and appearing to be in reasonable condition. This is the most common survey. All main elements of the property are inspected and reported upon, including wherever possible the roof space. The report includes a clear ‘traffic light’ ratings summary of the condition. 

Advice is given on repairs and ongoing maintenance, and if necessary, issues that should be investigated further.

Level 3 survey 

More appropriate for properties that are older, ‘run-down’ of non-conventional construction or those that may have been altered extensively. Typically, this includes a thorough inspection and detailed report, providing further advice on remedial measures available, future maintenance and potential problems caused by hidden flaws. This does not include a valuation but one could be provided at an additional cost.  

The services in the property (gas, electric, etc) are not tested in any of the Home surveys, although we will inspect visible elements and make a general comment on any obvious issues. However further specialist advice will generally be recommended.
